Since North Peak acquired the property in 2017, there have been multiple delays, with plans initially set in motion back in 2018 for a brownfield redevelopment project. Environmental cleanup on the site has been bolstered by support from Michigan’s Environment, Great Lakes, and Energy (EGLE), ensuring that the site is ready and safe for its new purpose.
Construction was originally set to kick off in September 2018, with hopes to wrap things up by the fall of 2019. However, unforeseen challenges—including setbacks caused by the COVID-19 pandemic—have pushed back timelines.
Despite the hiccups, this ambitious project received a significant $1.5 million performance-based grant through the Michigan Community Revitalization Program in 2022. Additionally, Bay City has granted a 12-year obsolete property abatement valued at $871,787, showing their commitment to seeing this vision through to reality.

As a result, strict historical preservation standards are being followed, ensuring that the charm and character of the area are retained while blending with modern amenities.
